All homeowners that own property on Tralee Drive, Pinehurst Lane, and/or Medinah Court are members of TWO homeowners associations.  The restrictive covenants for BOTH associations apply to the homes on these streets.

 

The first HOA is The Patio Homeowners Association at Cherry Creek (PHOACC) whose governance cover the homes on Tralee, Pinehurst, and Medinah.

 

The mandatory Maintenance fees for PHOACC are $300.00/year.  These fees are to cover the costs of maintenance of the 3 streets, the parking area along Medinah Court, and the landscaping at the ends of the streets.

 

The fees are invoiced on the first business day of January each year with option payments as follows:

1) If paying for the entire year - $276.00 Payment must be made by January 31.

2) If paying for 6 months - $144.00 if paid by Jan. 31,  $147.00 if paid by Feb. 28, $150.00 due by Mar. 31.

3) The second 6 months are invoiced the first business day of July to those residents who opt to pay for 6 months at a time -

     $144.00 if paid by July 31, $147.00 if paid by Aug. 31, $150.00 due by Sept. 30.

 

ANY FEES NOT PAID BY THE DUE DATE(S) WILL BE SUBJECT TO LATE FEE AS DEFINED IN PHOACC POLICY 15-09!

Failure to pay these fees can result in a lien on the property of the resident(s) who fail to make the payments.

The second HOA is The Cherry Creek Homeowners Association (CCHOA) whose governance covers ALL the residences in the Cherry Creek plan in Hempfield Township, Westmoreland County, Pennsylvania. 

 

Although the dues for the CCHOA are not mandatory, all residents are encouraged to participate in order to help with the costs of maintaining the the landscaped entrance ways, the 3 plus acres of common area, the 2 retention ponds, and the liability insurance for those common areas.
